What is Specialist Disability Accommodation?

Specialist Disability Accommodation (SDA) refers to housing solutions designed specifically for NDIS participants who require a high level of support. These homes are purpose-built to provide accessibility, safety, and comfort, ensuring participants can live as independently as possible.

SDA is not just about the physical building – t’s about creating an environment that supports your lifestyle and care needs. These accommodations are tailored to individuals with extreme functional impairments or very high support requirements, offering features such as:

  • Wheelchair accessibility.
  • Ceiling hoists in bedrooms and bathhrooms
  • Assistive technology integration.
  • Enhanced safety measures.
  • Spaces designed for easy access to supports and care.

Who is eligible for SDA?

To be eligible for SDA, you must meet specific criteria, including having an NDIS Plan with approved funding for Specialist Disability Accommodation or an NDIA Home and Living decision letter confirming your SDA eligibility. You must also be over the age of 18.

How is SDA Funded?

SDA is funded through the NDIS and included in a participant’s plan if deemed reasonable and necessary. The funding covers the cost of the accommodation itself, while additional supports (such as personal care or daily living assistance) are funded separately.

You can choose from different types of SDA housing, such as:

  • Shared living arrangements.
  • Apartments.
  • Villas, duplexes, or townhouses.
  • Houses designed for single occupancy.

What are the Benefits of SDA?

SDA provides a range of benefits for participants, including:

  • A safe and accessible living environment tailored to individual needs.
  • Increased independence and quality of life.
  • Opportunities for social connection and community participation.
  • Enhanced access to care and support.
